A family business since 1979.

Three generations of carpenters, one shop on Willow Street, and almost five decades of homes built across south-central Pennsylvania. This is the story of Joe Duff, the people who work alongside him, and how we go about our work.

Our History

From a Holtwood basement to projects across south central PA.

When Duff Builders contracts to build or remodel a home, you are getting experience that dates back to when Joe Duff was five years old. His father was a builder, and he allowed young Joe to help pound nails into drywall — marking little x's in pencil where each nail should go. His father always took the time to work along with him, and that habit of patient, side-by-side teaching is something Joe has carried into every job since.

Joe began his own business out of his home in Holtwood in 1979. Within the year, he had built his first house. By 1991, the volume of work made it necessary to relocate to the Willow Street area, where Duff Builders has been headquartered ever since.

Looking back, Joe is proud of how much the company has grown. He attributes much of that to a team of expert craftsmen and a tight-knit office staff. Joining the business in the years that followed were both his daughter, Laura Duff, and his son, Joe Duff IV. All three understand the importance of family in business and work to bring those values to every meeting with a customer, every drawing, and every job site.

Forty-seven years on, the same name is still on the truck, still on the contract, and still answering the phone. We don't always say it loudly, but we are quietly proud of that.

Joe Duff

Owner & Founder

Spending his childhood helping his father build homes and later apprenticing as a carpenter, Joe was able to realize his own dream when he founded Duff Builders in 1979 — in the basement of his home. He has spent his whole life in the business, starting as a carpenter and working his way through every part of home construction before focusing on the administrative, sales, and design side. That depth of experience is what customers feel the moment they sit down with him.

Joe strives to understand what each customer is looking for, while always considering their budget and the vision they have for the project. He has two grown children, Laura and Joe, who also work in the company. He is a proud grandfather and enjoys spending free time with his grandchildren and at his cabin.

Project Manager & Business Development

After many years helping out in the summers, Joe joined Duff Builders full time in 2003. As project manager, his role includes scheduling and overseeing subcontractors, laborers, and materials for each job, as well as keeping an open line of communication with the homeowners. He is passionate about making sure the products and materials used on a project reflect the character of the home itself. His ingenuity, problem-solving, and talent have been appreciated by many homeowners over the years.

Joe is married with two young children, Annabelle and Penelope. Together the family enjoys camping, hiking, and renovating their historic farmhouse.

Laura Duff

Office Manager & Project Administrator

Laura began working with Duff Builders as early as 1992 and became a permanent member of the team in 2001. While part of her role involves overseeing daily office operations and the company's marketing efforts, her primary focus is guiding homeowners through the material selection process. She provides the support, research, design inspiration, and feedback needed to help clients make confident decisions throughout their project. Laura is also involved in estimating and tracking change orders and allowances, helping homeowners maintain a clear understanding of their budget as the project progresses.

Laura lives in Conestoga with her family. Outside of work, she enjoys relaxing in Florida and exploring creative hobbies.

Step One

Contact

You've been telling yourself that you're ready to make a change. Expand the family room, renovate the kitchen, finish the basement, or perhaps build your new home. But where do you go from here? At our initial meeting, we'll spend time getting to know you and what's most important to you in regards to your project. You'll be guided through this early discovery phase as we identify your goals, discuss the scope of work, and evaluate your priorities for quality, budget, and time frame.

Step Two

Design

You may have detailed drawings or a binder full of ideas for your project. Maybe you only have a rough sketch on a napkin. Or perhaps you have nothing but a simple desire to update or expand your existing home, or to build new. Whatever the case, we're prepared to take your concepts and transform them into working plans. We offer a design/build process as well as the flexibility of working with plans you've already acquired through an architect or building designer. Our design/build approach lets you work closely with our in-house design team through the planning and design stage and through every aspect of construction.

Step Three

Estimate

In many cases, you'll receive preliminary drawings and a budgetary cost estimate to review and accept before we finalize any proposal. To provide the most accurate pricing for your project, specifics about the material and product selections will be reviewed in more detail. The final proposal will be refined alongside any revisions to the drawings that may have come up in the preliminary review.

Step Four

Contract

The final documents will be prepared and presented for your review, including the final proposal, the specifications of the scope of work, and the drawings. We strive to provide you with the most detailed specifications and the most accurate costs possible, so you can make an informed decision about your project before a single shovel hits the ground.

Step Five

Schedule & Selections

Once we have your final approval on the proposal and design, we'll get started creating a construction schedule. We will also begin the process of obtaining permits, if required. During this pre-construction phase, you will be introduced to the Project Coordinator, who will walk you through any final selections required. This person is your point of contact throughout the process, overseeing your project's financial status, facilitating communication between the office and field workers, and tracking any changes you choose to make. You'll also have the opportunity to meet the Job Foreman who will be assigned to your job and on site throughout construction.

Step Six

Construction

As construction is underway, we continue to work with you to make sure all your priorities are met and that the process goes smoothly. The Job Foreman oversees the Duff Builders Construction Team and any subcontractors, while maintaining consistent communication with the design staff and Project Coordinator at the office. You will work closely with the Duff Builders team throughout the entire project — meeting periodically to review status, walk the site, and confirm anything that needs your input.

Step Seven

Service

We're always ready to address your questions and concerns in order to provide the most seamless and enjoyable building experience possible. That's true throughout the project — and it's just as true after your renovation, addition, or new home is finished. We offer in-house drafting and design, or we'll work with your plans. Our design software is Chief Architect, and we've found that the renderings and 3D visualizations our customers experience are vital to their confidence and comfort with the building process.
